Lowering Taxes For Home Buyers

Here is a little information thanks to Dean Del Mastro M.P. regarding First-Time Home Buyers' Tax Credit.

The fees associated with purchasing a first home can really add up.  To help Canadians with these costs, our Conservative Government introduced the First-Time Home Buyers' Tax Credit.  The credit allows Canadians to save up to $750 on qualifying homes purchased after January 27, 2009.

The First-Time Home Buyers' Tax Credit is also available to existing homeowners who are eligible for the Disability Tax Credit (DTC) who purchase a more accessible or functional home, or for the benefit of a DTC eligible person who is related to the individual purchasing the home.

For many first-time home buyers or builders, saving for a down payment can be the most challenging part.  To help Canadians saving for their first big purchase, our Conservative Government raised the amount Canadians can withdraw from their Registered Retirement Savings Plans (RRSP) for a down payment on their first home.
Through Canada's Economic Action Plan, our Conservative Government increased the maximum Canadians can withdraw from their RRSPs for a home purchase to $25,000.  Through these important actions, our Conservative Government is helping Canadians realize their dream of buying a new home.

Revenue Canada ruling on Moving closer to a job in Toronto Star Business News this morning.  This in a great tip to anyone who moves 40km closer to where they work whether they change jobs or not….


If you made a move in 2011 to significantly reduce your daily commute and kept all of your receipts, you can save yourself a chunk of money when you file your tax return.

As a result of a recent Tax Court of Canada decision, you can now deduct moving expenses if you moved to a new residence more than 40 kilometres closer to your workplace, even if you didn’t get a new job.

Glen Wunderlich was living in Toronto in mid-2004 when he accepted a position with the Burlington company Boehringer Ingelheim (Canada) Ltd. Upon receiving a promotion from the same company in early 2007, he decided to move to Oakville.

In determining his income for 2008, Wunderlich claimed moving expenses of $33,160. The Canada Revenue Agency denied these expenses on the basis that he did not have “a new work location.”

On appeal, Tax Court Judge Wyman Webb ruled that under the 
Income Tax Act an “eligible relocation” simply means “a relocation of a taxpayer...to enable the taxpayer to be employed at a location in Canada.” There is no actual requirement that there be a move from “an old work location” to “a new work location.”

As authority for his interpretation, he cited a previous decision of Justice C. Miller in 
Gelinas v. The Queen allowing moving expenses when a taxpayer moved from a part-time job to a full-time job with the same company.

The Judge also found that there is nothing in the legislation establishing a time period within which a move must occur following the commencement of employment at a new work location. Therefore, he said expenses are deductible even if the taxpayer moves at least 40 kilometres closer to his workplace months or even years after he starts working at a new job.

Therefore Wunderlich’s appeal was allowed, and the matter was referred back to the Minister of National Revenue for reassessment on the basis that he was entitled to deduct moving expenses of $33,160 in determining his 2008 income. 

And because he refused to take no for an answer, you and other taxpayers in a similar position can now also benefit from his perseverance

Confessions of a Peterborough Realtor

The year is  coming to an end and I've been going through old files and getting geared up for another year.  As I was looking through my old blog posts I found this one and had a good laugh and felt the need to post it again.  If you have already read it, thanks for stopping by again, if not enjoy my story of selling our family home in Sarnia.

I wanted to write this evening about something a little different, not mortgages, green homes or tips on buying or selling, I wanted to write about the experience I had when we sold our family home eight years ago.

When I was four years old I remember my parents taking my sisters and I to see the new big dream home we were going to live in. It still had fake deer that the current owners had put in the garden for decoration and I thought that was the BEST THING EVER. To my dismay the fake deer were gone when we moved in, but I still loved our new home. As we all grew older the basement was finished, the backyard spruced up and every room was up to date with the latest interior decor trends. Just when it seemed every part of our home couldn’t get any better my parents broke the news, we were moving. Us kids had all grown up, almost all moved out and my parents needed a change in scenery. I hoped they would redo the living room again, but they insisted the house was too big and our time in Sarnia had come to an end.

The day the real estate agent put his sign up on the lawn I thought it was the ugliest landmark on the street and refused to accept that our time on Errol Road was coming to an end. Our house did sell as all homes eventually do and boxes we had to pack. It was hard on us all, but we had to say goodbye to our home of fifteen years. I hated every moment of selling our home, but you know what, I’m glad I went through it. I believe it has made me a better realtor. I’ve been working with clients who know a new home is needed for their situation, but are having a difficult time selling and saying goodbye to their home and I really do sympathise with these clients. I understand how hard a move can be on a family. Usually when people are moving it’s during a time of change, and change can be stressful.

Hopefully you're getting ready to move because you're moving into your first home, you're a newlywed or expecting another baby, but there are changes in life that require a new home that aren’t so welcomed. Our goal is to help make your transition in life easier.  So, if you’re about to make a move that is stressing you out, call us, we know it can be hard and want to help you. We won’t even get mad if your kid runs over the for sale sign with their bike, I’d be a hypocrite if I did.

Capturing The Home's Best Features

When listing a home our team often invests in a professional commercial photographer to take photos that best display all the features the home has to offer.  These photos are posted on numerous websites and of course MLS.  Potential buyers are looking at these photographs and the more attractive and clear the photos are the more likely these buyers will call their agent to make sure they book a private showing.  Now a little about Colin Rycroft our go to commercial photographer:

Government To Introduce New Mortgage Rules


Government to introduce new mortgage rules: 

Finance Minister Jim Flaherty is expected to introduce new regulations on Monday designed to reduce Canadians' skyrocketing household debt levels. 
Flaherty will announce the new measures at a news conference scheduled for 8 a.m., before North American markets open. 

CTV News has learned that Flaherty will unveil three new rules: 

  • *Mortgage amortization periods will be reduced to 30 years from 35 years.
  • *The maximum amount Canadians can borrow to refinance their mortgages will be lowered to 85 per cent from the current 90 per cent.
  • *The government will withdraw its insurance backing on lines of credit secured on homes, such as home equity lines of credit.

According to a government official, the rules are aimed "at encouraging responsible lending and borrowing and encouraging people to increase their home equity."

"The rules are designed to significantly reduce interest payments to help Canadians get rid of their mortgages before they retire," CTV's Ottawa Bureau Chief Robert Fife reported Sunday evening.

The new rules comes on the heels of a Bank of Canada announcement that Canadians' domestic debt burdens had hit the highest levels on record. The bank said earlier this month that the ratio of household debt to disposable income has reached 147 per cent.

Canadian household debt is now at $1.4 trillion, while mortgage delay payments have increased by 50 per cent," Fife said.

"In fact, the International Monetary Fund says household debt is the number one risk to the Canadian economy."

O' Christmas Tree

If you've checked out my blog before you know that I like to report on unique things to do in the Peterborough area. Well, I have a new one to tell you all about! This past Sunday my dear friend Jessica and her husband Allan came to visit me and pick out and cut down their first Christmas tree as a married couple. We got in the jeep and were off to the Mackenzie Tree Farm located at 1962 Settlers Line a few minutes outside of Peterborough.


Once we arrived we were greeted by a nice man who directed us towards the hay ride. After a few minutes the hay wagon/tractor arrived and we were off to get a closer look at the trees.

We were given a saw and told about where to find different types of trees. There were pine, spruce and Scotch Pine Christmas trees at the farm and they all had a wonderful scent. It didn't take long until we found the perfect tree!

To my surprise Allan was able to cut the tree down in a matter of two minutes. I was shocked; I thought we were going to be there a while. We packed it onto the sled and headed back to where the hay wagon dropped us off.


There we each enjoyed a cup of hot chocolate WITH marshmallows and sat by an open fire to warm up while they manually wrapped it up for us.

Our Christmas afternoon was wonderful and the tree only cost $40. This farm is family run and turns out the mother Joyce is my parents neighbour! The family were very kind and this farm is truly a labour of love as each tree takes 10-15 years to grow, needs to be tended to and it is not a farm that makes a large profit considering the work involved. Don Mackenzie, the man who started the farm passed away in May 2005 and his family has kept up the farm in his honour. Don started selling the Christmas trees as a hobby after he retired from teaching. For each tree sold $3 goes towards Teachers for Kids. If you're looking for a great way to spend this upcoming weekend make sure to visit the Mackenzie Christmas Tree farm, it's only open two weekends a year, and it is a wonderful way to get into the Christmas spirit!

The key to selling your home? Flexibility!

A few things to keep in mind when you decide you want to sell your home, besides the obvious, tidy up, declutter and try to make it odour free, is to be FLEXIBLE!  When an offer comes in, don't take it for granted, yes there could be more, but there might not be for six months from now, or they could come with conditions or a lower price.  Try to work with what you've got and that's where our problem solving skills often come into play.  Problem solving skills you ask? 

Sometimes closing dates can be an issue. There are always alternatives (we've even had clients move in with us...no joke), sometimes the price can be an issue, that's where we negotiate on your behalf, or maybe the home inspection shows issues.  Our team has dealt with problem solving in real estate for many years, but we can only come up with a workable solution if both parties are flexible.  Give a little, and get your  house sold and be stress free!  Negotiations will work when there is flexibilty on both sides.

When looking at an offer it is sometimes difficult to think of the other party involved as they are only names on a paper.  The best attitude to have is a flexible one.  Both parties involved want to make a deal, so take a few minutes and let us make the offer work for everyone!  You might have to move a week earlier than you wanted, or maybe you had to pay the asking price, but was $2,000 off really worth loosing your dream house or loosing the offer and keeping you stuck somewhere you don't want to be six months from now?  Try to look at the big picture and ask yourself, if they get to keep the curtains, will that really matter a year from now? 

Buying and selling real estate is a juggling act, and our goal is to put our clients first, help them solve real estate problems and move on to their next chapter and next home.

Oh the weather outside is frightful...

The leaves have fallen, the snow is starting to make its debut so what does that mean for your home?  Time to winterize it!  Here are some tips on what you should do to keep your house in tip top shape.

1.  Inspect your furnace - call an HVAC professional to inspect your furnance and clean ducts.  Stock up on filters and remove all flammable materials away from the area surrounding your furnace. 

2. Get the fireplace ready - screen the top of the chimney to keep out birds and rodents.  If you haven't had it cleaned in a while, you might want to call a chimeny sweep.  Stock up on wood and inspect the fireplace damper for proper opening and closing. 

3) Check the exterior, doors and windows - Inspect exterior for crevice cracks and exposed entry points around pipes; seal them.  Use weatherstripping around doors to prevent cold air from entering the home and caulk windows.  Replace cracked glass in windows and, if you end up replacing the entire window, prime and paint exposed wood.

4) Inspect roof, gutters and downspouts - If you're expecting a really cold winter you might want to consider putting extra insulation in the attic which helps from warm air creeping out.  Check flashing to make sure water doesn't get in and repair worn roof shingles.

5) Check foundation - seal up entries to keep small animals out. 

6) Prevent plumbing freezing - drain your garden hose and if you leave your home for a trip make sure the heat is at 55 degrees.

Do these things and come spring you'll be happy with how healthy your home is!
